Job description

Purpose:

The Maintenance Team Lead is responsible for overseeing and performing day-to-day maintenance and repair operations across a residential property portfolio. This hands-on leadership role includes scheduling, coordinating, and executing maintenance and construction tasks, directing both internal staff and external contractors, and ensuring all activities align with SKPM standards, safety regulations, and resident expectations.

Working closely with the Regional Manager, the Maintenance Team Lead plays a key role in ensuring operational efficiency, suite readiness, preventative maintenance, and responsive service delivery-all while leading by example on the ground.

Main Responsibilities & Activities 

Leadership & Coordination:

 

  • Lead, supervise, and support the maintenance and cleaning teams in daily tasks and project execution.
  • Direct and oversee the work of contractors and third-party vendors, ensuring quality and safety standards are met.
  • Schedule and coordinate maintenance tasks, suite turnovers, and preventative maintenance programs.
  • Assist with recruiting, onboarding, and training new maintenance team members, ensuring alignment with SKPM standards.
  • Participate in operational and site planning meetings to assess priorities and timelines.


Hands-On Maintenance & Repairs:

 

  • Perform hands-on building repairs and maintenance (e.g., electrical, plumbing, HVAC, carpentry, drywall, painting).
  • Operate, monitor, and troubleshoot building systems including HVAC, mechanical, plumbing, electrical, and life safety.
  • Complete preventative maintenance and inspection checklists monthly and address any issues found.
  • Perform inspections of suites and common areas to assess rent readiness, safety, and maintenance needs.
  • Ensure upkeep and repair of equipment such as garbage chutes, compactors, and boilers.
  • Respond to after-hours emergencies as part of an on-call rotation.


Maintenance Administration & Communication:

 

  • Act as the point of contact for resident maintenance inquiries and coordinate communications related to repairs or suite access.
  • Issue and manage work orders; generate and match purchase orders with invoices.
  • Order supplies and materials in accordance with budget and inventory requirements.
  • Maintain and close work orders in the system and ensure proper documentation is submitted for filing.
  • Post legal notices for suite entry, move-out inspections, or repairs as needed.


Health, Safety & Compliance:
 

  • Promote and enforce safe work practices for both staff and contractors.
  • Ensure all maintenance activities comply with applicable safety codes and SKPM policies.
  • Conduct regular health and safety inspections and ensure necessary follow-up is completed.
  • Ensure maintenance spaces and mechanical rooms are clean, organized, and meet safety standards.
  • Attend periodic safety and professional development training sessions.


Scope: 
 

  • Report to the Regional Manager
  • Provide emergency on-call coverage to coordinate contractors at site.


Qualifications

Education 
 

  • High school diploma or equivalent required.
  • Building Environmental Systems (BES) certification Level 1 or 2 preferred.
  • Trades training or relevant certifications an asset (e.g., HVAC, plumbing, electrical).


Experience 
 

  • Minimum 3-5 years of hands-on building maintenance and repair experience.
  • Previous experience in a supervisory or team lead capacity is preferred.
  • Experience in residential property management environments is a strong asset.

  • Ability to lift up to 50lbs and perform physically demanding tasks.
  • Must be able to stand, walk, bend, kneel, and climb ladders frequently.
  • Work performed in both indoor and outdoor environments, in varying weather conditions.
  • Must wear appropriate safety gear including steel-toed shoes, full-length pants, and SKPM-issued uniform.
  • Must possess a valid driver's license and reliable transportation.
